M-PACT Group were appointed by Axiom Solutions to carry out the complete stripping and Cat A fit out and refurbishment of the 3rd floor of this Grade A listed art deco building in the centre of Edinburgh. The scope of works covered the complete removal of all existing fixtures and fittings including power, lighting, drainage and wall finishes.

A key objective for the client was that as a minimum, the standard should match the appearance and quality of that previously achieved as the result of earlier refurbishment on Floors 2, 5 & 6.


Given the age of the building (built 1939), we were uncertain as to what we might find when strip-out commenced. Our worst fears were realised when we encountered asbestos before the first week was out. The subsequent investigation and safe removal cost the project nearly 4 weeks. To the credit of all involved, the project was completed within 3 weeks of the planned 12-week handover date.

Working in this iconic city centre ‘live environment’ building meant that we had to carry out our normal works at agreed times whilst working very closely with the building manager. Existing building clients included a busy restaurant and bar on the ground floor with other offices on the remaining floors.


Office properties in Edinburgh city centre are rapidly being upgraded to Cat A quality whilst obliged to retain their Grade A listed status. Absent a specific client to take possession of the property, Axiom Solution’s instructions were to present a stimulating state-of-the-art finish.

The finishes agreed upon, informed by the observation earlier that the result should match or better the existing refurbishments within the building was instrumental in delivering a quality outcome in keeping with other renovations taking place in this location.
